When a roof develops a leak, 95% of the time it will be at the point
where the roofing materials intersect with a roof flashing of some
type.
That is why when installing a new roof it is important that ALL NEW
FLASHINGS are a part of the job. That being said, over the years I have
come across many roofing quotes that specify new roof flashings only to
find that when the work was actually done, some of the roof flashings were not actually replaced.
Flashings that tend to get skipped are the electrical mast flashing, chimney flashing and skylight flashing, because they are more expensive to replace than the others.
