HIRE A ROOFING CONTRACTOR

Foolproof Way to Hire a Roofing Contractor:

To hire a roofer CAN be a bit risky but there are three very easy things to check right at the start to eliminate a huge percentage of bogus roofers  and increase the chance of getting a top quality roofing contractor for your work.

1. Contractors State License Board.

First off verify an active roofing contractors license.

Second check for complaints. Having worked as a consumer advocate for the Board, I know that it takes a pretty upset customer to actually file a complaint with the Board so when roofing companies have past complaints, resolved or not that's a bad sign.

2. Better Business Bureau.

Roofers do not need to be "accredited" (they don't pay fees to BBB) by the BBB in order to have a rating with them! Check the contractors BBB rating and again, have there been complaints?

3. Customer Reviews.

Check roofer reviews on Yelp (hardest to fake reviews than any other site.)

Follow these 3 steps and you will be miles ahead in your search for a good roofing contractor.

Odd Response to Review from One of the Lowest Rated Roofing Contractors on Yelp. - THIS IS NOT OUR COMPANY.

This is my observation of a roofing review by a customer then the response by the contractor. What do YOU think?

From Homeowner:

"So far not so good. Called and ordered an inspection. Decided to get the valley's cleaned and have new rubber pieces installed in places recommended. Scheduled repairs for 6/15. _____ _____ called to move the appt up. Roofer shows up at 6:45AM the next day to start work (Crazy early). He leaves after 45 minutes and says he will be back. I never saw him come back. I call the office asking for pictures of the completed work. The office said call the inspector. I call the inspector and he says call the office. I call the office they say call the inspector. ____ the inspector!  The office says the work is not complete yet. Finally after I get mad which I didn't want to do the office called the actual roofer who said he completed the work. It doesn't look like the work is complete to me but without photo evidence who knows.

Skip calling _______ _______unless you want to pay a lot and have a huge headache. Many other good roof companies in town."

After 3 months the roofing contractor writes:

From Contractor:

"The difference between ______ _____and other roofing companies is that _______ _____NEVER uses unskilled, inexperienced, day laborers because the experienced, skilled laborers usually obtain their own California Roofing Contractor licenses.   _________ _____ONLY uses skilled, experienced, California licensed contractors because they get paid more for their professionalism and because they are held accountable" (that's what YOUR lic. is supposed to be for!) "if they have any problems due to job completion or workmanship issues. Because our repairmen are so highly skilled, many of them are very efficient and very good at what they do.   We apologize for the early start in the morning, but when it gets 100 degrees outside during the day, the temperature can be over 120 degrees on the roof,    Our repairmen are supposed to contact the Homeowner if they intend to start early.  We apologize of our repairman did not communicate with you to get your permission to show up so early in this case.  Likewise, if you have any reason to believe that the work was not completed for any reason, then please provide us a written notice explaining the discrepancy that you or someone else has noted on the roof in relation to the Contract that was signed by you, and we will be more than welcome to check your concern out for you.   We are also sorry about the confusion that was made between our office and inspectors.  We will use this as a training tool for our office and field staff in the future.  BTW,you don't pay a lot at _______  ________because we do provide a 'low-price guarantee' that is explained in all of our Estimates that are provided before any Contract is signed."

My Thoughts on This:

If you're so much better than everyone else then why 128 one star reviews and only 88 five star? That's definitely one of the worst roofer ratings on Yelp, over twice as many bad & not just negative but 1 star. May want to re think this.

I mean sure, using only lic. contractors gets you out of paying workers comp but CLEARLY looking at these reviews (188 one star & 88 5 star over twice as many negative) it has nothing to do with job quality because it also means that every single job is subbed out so you really have no idea who all is out there or who they may have with them. That would explain such terrible reviews.

While it is not unusual for a roofing contractor to hire sub contractors, normally it is for things like gutters, roof disposal or removal etc. but not ALL of the roofing work & it doesn't take a genius to see that this adds another layer of red tape to accountability let alone uniform work methods.

Another problem is that according to the contractors statement, his is the only roofing company in California using skilled workers, but then the worst review ratio of anyone. My experience over the last 40 years has been that usually the roofing contractors that have to look to other roofing contractors for work are mostly the worst ones AND the ones that actually hire "day laborers". Still trying to sell your next level skill? We can see the reviews!

In my opinion It doesn't make sense to try to deflect it onto all of the normal contractors who actually perform their own work using long term, highly skilled workers doing uniform work,  as if they are the inferior ones.

Stockton Roofing Customer:

"I think this is how a job should be done.  Punctual, efficient, reasonably priced.  I have a great 50 year roof (it should outlast me!), new stainless steel gutters, everything went without a hitch, and the site was left clean when they left.  I would recommend Ron Williams' crew to anyone."

"Ron Williams company was excellent in their service. After the most recent storm, my mother's home had some roofing shingles fly off on a very deteriorated roof. I'm sure we weren't the only home in the city facing the same issues. Even though they were backed up, this team was able to get an estimator out within a couple days and provide us with a very detailed and competitive estimate (We received 5 quotes within 2 and a half weeks). Once we heard back from our insurance company that they would indeed assist in paying for a portion of the roof where interior damage occurred, Ron Williams team graciously provided us another quote that covered the damaged portion only for Insurance, and then second with the remaining roof repair. Their communication through it all was seamless."

Customer Comments:

"Ron Williams worked my roof repair into his busy winter schedule and did a great job."

"Ron Williams visited our site and within a week had communicated the issues and the potential solution to me and to my general contractor. The professionalism and ability to actually communicate effectively was very much appreciated. The crew showed up on time and according to schedule. The roof is now solid as a rock and I fully trust that with winter approaching, if we do run into any problems Ron and his team will stand behind their work. Ron was also willing to fairly negotiate his pricing for us because we are a non-profit, small rural Hospice and Ron appreciated the work we do. A great guy and a great company!! A complex job made easy."

"I had a roof repair to stop a leak in my house. Lisa was very informative  and very nice. She took me through the whole process of  getting my roof fixed by emailing me all the information. The cost was reasonable and I was pleased of how they were so professional.  I really appreciate how they treated me. It made me feel good that they care. I would use them again."

Roofing Customer Comments:

"Sadly Ron had to charge us extra for the drive from Stockton to Concord due to the fact no other roofer would "Blow the Whistle" on their fellow local roofers. Protecting each other. Ron didn't go along with the corruption in the Roofing industry. Instead he diagnosed it & exposed it.

Ron is not afraid to tell the truth. Have him inspect your roof & make sure no old dry rot or imperfections are left behind. Ron also inspects the roof from inside your attic. Surprising things may be found before they cost you 10's of THOUSANDS OF DOLLARS!!!!"

"Quick, easy, and well priced. I would highly recommend based off my experience. From the bid to final inspection. Everything went very smooth and they finished on time. Also they were able to fit me in sooner than expected which was great for me. Their communication was very helpful."

 Local Roofing Contractors Customer Comments:

"My tile roof in Lodi had two leaks and I decided to call Ron Williams Certified Roof & Inspection (the company has the C-39 roofing license, bond, liability insurance, workers comp insurance) due to the great reviews on yelp. Cesar (Ron Williams' foreman and main employee with many years experience with both roof  repairs and replacements) did a very thorough inspection of my roof that included pulling a number of tiles off the roof to find the source of the leaks and was well worth the cost."

" Ron's wife Lisa mans the office and returned my calls promptly and patiently answered all of my questions. Lisa was able to schedule the repair day much sooner than originally anticipated. On the day of the repairs Cesar and crew pulled up the tiles along each valley and cleaned the flashing. They even trimmed the valley tiles back to expose the flashing underneath which now allows me to keep them clean for proper water flow and avoid future roof leaks."
